CIN - National Identification Code for Italian Properties
The Ministry of Tourism has introduced a new regulation to promote fairness and transparency in Italy's short-term rental market. As part of Decreto Anticipi No. 145/2023 , all non-hotel accommodation facilities (including vacation rentals) will now be required to obtain a National Identification Code (CIN).
What You Need to Know:
When did this started? The law went into effect on November 2, 2024, and all rental properties should have obtained their CIN by January 1, 2025.
What is the purpose of this? This new regulation helps keep the rental market transparent and competitive, with all properties being clearly identified.
What do I need to do?
- Request Your CIN: You need to apply for a CIN through the Ministry of Tourism's online platform, Banca Dati Strutture Ricettive (BDSR).
- Display the CIN: Once you receive your CIN, it must be displayed outside your property and included in all your rental listings (online and offline).
Safety Requirements for Rentals:
Along with the CIN, certain safety measures are required for all tourist rentals:
- Combustible gas and carbon monoxide detectors must be installed.
- Fire extinguishers must be present.
- Professional rentals (those managed as a business) will need to meet additional safety installation requirements.
